Before buying an apartment in a recently built house, you need to consider many important things. Some of them relate to the features of the apartment, but others – the financial side of the issue. In particular, if you buy apartments by installments from the developer, then you need to take into account the payment schedule and your financial capabilities to pay them stably. But here are some details about real estate itself, which are also worth counting.
Details that should be considered carefully!
Each detail of the advertising brochure of the developer is thoroughly analytics.
1) For example, car parking at the house does not mean that it will be a convenient parking. Ask the following questions to this item:
Is there a distribution of parking places for residents of the house?
What is the total parking capacity?
Is parking safe?
In new buildings, you often need to pay in addition to the garage or place in the underground parking lot, while around the house there may not be enough free parking spaces.
2) Consider an apartment with a balcony, especially if there are large or potential species. This will facilitate the sale when the time comes. Nevertheless, if your windows take to the road, then you will need to glaze a balcony, and the chance that you will often start opening the window is very small, because next to the road is not only noisy, but also dirty. And this, of course, increases the chance of the need for air conditioning and ventilation.
3) Do you know that if the apartment is close to the elevator and the fire exit, as well as the common balcony, then it may be noisy in it? And if you have an angular apartment, and the sun shines through your windows only in the morning, then you may be colder than neighbors. On the upper floors, as a rule, the batteries are hot, which means that in winter you will be warmer than neighbors from the lower floors.
The apartment on the first or top floor, as a rule, is quieter than any apartment in the center between them, but from the first floor the sounds of the street are better heard, and in some houses, pops of the front door can be heard. If you prefer the apartment above the first floor, remember what happens when the elevator stops working – you have to climb home on foot.
4) the more apartments on the floor, the more noise and wear of the common space. Three or four apartments on the floor are permissible maximum for comfortable coexistence.
5) the size of the apartments vary significantly, but many recently built apartments are small enough. Purposeful, but little wealthy people, buy studios with an area of less than 25 m2 or one -room apartments with an area of 48 m2. This is what you can afford. But real estate experts recommend avoiding studios, since they are limited, and they are very difficult to sell. A two -room apartment with a separate bedroom will be better than investment than a studio. Even if you decide to rent an apartment in the future, and not live in it, it is a two -room apartment – this is the best option.
6) Resale – this is a special problem if the management company or HOA did not carry out regular maintenance and repair of common house property. And it does not depend on how well you yourself followed the apartment. The cost of reselling the apartment will depend on how well the house is supported and managed. If the adjacent territory is not supported, the walls are dirty and the pipes are rotten, then who will buy your property? Therefore, when buying an apartment in the house, make sure that the managing organization or HOA is chosen responsibly that the other residents are decent and will fight with you for the “health” at home. Apartments in well -groomed houses will always be easier to sell and, probably, at a higher price.
7) apartments in cities, as a rule, are good investments and have excellent potential to be rented out, provided that the rental market is not oversaturated. The most popular apartments are spacious, at least with two bedrooms and a beautiful view.
