In the Russian Federation, the market of new buildings is “frozen” by fifteen percent, while a quarter of all constructed objects in the country are still in a state of “cryostasis”, the recently said the general director of NDV Khrustalev.
According to experts, only about twenty -five objects are currently problematic in the capital, that is, about one million meters of square housing is “frozen”, and this is not given the attached territories.
“Most are currently perceiving such a long -term legacy of the global crisis, but the” frozen “construction is, first of all, the result of managerial errors,” the interlocutor of the agency said.
He believes that usually the construction is on the spot due to numerous bureaucratic delays and approvals, for example, the finished object is not accepted, since the entrances need light bulbs on LEDs.
“From the moment the developer receives the site for construction and, before the period of entry into the construction site, can pass from three to five years,” Khrustalev noted.
The results of “freezing” projects
As a result, it is already morally outdated projects formed on the basis of the requirements of the domestic market five years ago.
“As a result, they are a low rate of implementation, which, of course, leads in turn to a lack of financing and braking of the project,” said the general director of NDV.
The only opportunity to revive long -term construction, according to Khrustalev, is a competent reconception of the project, taking into account the update of the infrastructure and, of course, the involvement of experienced market players.
